Many of my clients have found a great way to reserve their place in Coastal Delaware. You can purchase a lot now in several communities and build when you are ready. Why is this such a good idea? Land is what will appreciate as the real estate market continues to improve and the market here in Coastal Delaware is improving fast. Lots in the most desirable communities are disappearing – I wrote contracts myself on 4 lots in the past two weeks just for my buyer clients!

Because of Twitter, I have gotten to know a remarkable woman that I never would have met in real life – Mel Tuttle. Mel is a 5th Grade Teacher in the Milford School District who was just named “Teacher of the Year!”. She has two children and is one of the most energetic, active adults I have ever met. She is always discovering a new restaurant, or a great place to take the kids on a rainy day in March. It dawned on me that this is a great resource for my clients who will eventually have grandchildren that they hope will visit often. Isn’t that one of the reasons my clients relocate to Coastal Delaware? Here we sit in the heart of the Mid-Atlantic Region, surrounded by the major population centers like New York, Philadelphia, Baltimore, and DC. Many of you reading this still live in New York or New Jersey, Pennsylvania, Maryland, Virginia, DC or even Connecticut or Maine. Your home is listed for sale so that you can move to Coastal Delaware. Right now we are working 24/7 and still having trouble keeping up. There are so many people looking to relocate to Coastal Delaware and eventually retire in Tax Free Delaware that we are swamped! I remind myself of that old saying

“If you need something done, ask a busy person to do it!”

There are two of us and both Bill and I work weekends, especially during the spring and summer season. In between showing homes to prospective buyers and visiting with current clients, there is the time alone in the car. It’s my creative time to reflect on what I enjoy about this business of real estate. The other day, it hit me -

Listings make Real Estate a business

Buyers make Real Estate fun!

When you first get into real estate, everyone will tell you that without listings you don’t have a business. What they mean is that a real estate agent without listings is like a cart without a horse. Listings drive the business. But, without buyers there are no homes sold, are there? To me the fun part of this business is to help buyers new to this area discover Coastal Delaware and help them figure out which area, which community and which home is right for them. It’s like shopping for new furniture or clothing with a friend and vicariously enjoying the experience.

ONE SIZE DOES NOT FIT ALL!

One day I will be with people who love historic homes in town where they can walk to restaurants and the beach. The next, I may be with a couple who want to live on the water with their boat docked outside their door. Many boomers who are relocating to this area as they near retirement start out by wanting an age-restricted, active adult community and end up buying something totally different.

That’s one of the reasons I love living in Coastal Delaware. There are so many choices and that makes my job fun.
