Boomers and Beyond at the Beach...in Delaware. by Active Adults Realty

At one new home community I visited with clients from New Jersey last week, the Builder said “We call this community South South Jersey”. We all laughed but I think my clients felt more comfortable.

If you only see the New Jersey Turnpike when you’re driving through the state, you don’t really know New Jersey, the Garden State. I grew up in New Jersey and loved the Jersey Shore. We couldn’t wait for the first warm weekend to pile into the car and head to the Shore. When we were old enough to get summer jobs, the lucky ones spent the summer in Wildwood. On the day after the Prom, we spent the day at Long Beach Island. Today my most successful friends have a house on the beach or on the ocean block. But for most of us, the Jersey Shore is out of reach. The high taxes are driving people away from New Jersey but not all the good times we had. (more…)

How’s the real estate market in 2011 here in Coastal Delaware? I had a great conversation this afternoon with Gail Alm at Fairway Independent Mortgage and she shared the following news with me:

  • Single Family home sales increased by 11% ($) in the 1st quarter of 2011 compared to the 1st quarter of 2010 Sales increase 11% over 2010
  • Sales of single family homes in the 1st quarter increased by 9% (units) over the same period last year
  • Overall, real estate sales of all types increased by 8%

Sussex County, Delaware, is up significantly while the other two counties in Delaware – Kent and New Castle – both decreased. Most of the rest of the country is down. This despite the fact that there is no tax credit like there was in the 1st quarter of 2010.

At least now I know why we’ve been so busy! The market here is happening.
