When was the last time you had a new home built? Was it a custom home built to your exact specifications by a small local builder? Or, did you purchase a new home from a production builder in a new home community?
The experience can be very different depending on the type of builder and community. With a custom home builder, the possibilities can be endless, limited only by your budget and the requirements of the particular community. With today’s production builders you are typically limited to the options and upgrades available on the plan. Unless it is not listed as an option or an upgrade, it will not be available from the builder.
Customize or Personalize your new home
A production builder may offer ways to personalize your home with extensions or alternative floor plans. What if the builder does offer an option like a sunroom, a three season room or a screened porch. Should you have it built by the builder or should you contract separately with another firm later?
If the home comes with an unfinished basement, should you have the builder finish it for you or wait a while and hire a contractor to finish it later? Will it cost more or less to do it later?
My husband is a Contractor and I turn to him for advice. He usually recommends having the builder do all structural options and upgrades like –
- Bumpouts or Extensions
- Screened Porches
- Upgraded Kitchens and Baths, especially cabinetry
- Finished Basements with a Bathroom
Where can you save money?
If you are trying to economize, he suggests going with standard flooring and counters. They are the easiest to replace later, the selections will be greater and the costs will be about the same. Patios and decks are also easy to add later.
