[...] Bob asked “How much under new home prices do you need to go to compete?” That depends on how well you did the above and how homes in your community are now selling. You will need to price your home at or below the most recent comparable to attract a buyer and to make sure your home will appraise at the sales price. The appraiser will make an adjustment based on the age of your home as well as its size and amenities, so price it to sell AND get to the settlement table.
Kathy,

I have to say from someone hailing from the NV Desert, you are a pretty good saleswoman...

"Think about it, if someone from New Jersey now paying real estate taxes of $10,000 or even $20,000 per year moves to Coastal Delaware they will probably only pay $1,000 to $2,000 in annual property tax"

That's a lot of cash. Our property tax here in Reno is about $1,000-$4,000/year. Makes it look good compared to Jersey!

                                    -Joe

It is well deserved Kathy! I particularly love that you are focusing on a segment you love. Your passion for this demographic is evident and your community is lucky to have such as quality resource provided by you and Bill.

Hi Bob,
We are always involved in a rehab and the next one is a property on Savannah Road that is now a garage and will become our home with a home office. Obviously that will happen in a couple of phases as Bill fits us into his schedule; he has gotten very busy in the past 6 months which is a good sign I think in the housing market. When people start updating and renovating their homes, it's usually a good sign that they are feeling more confident.
Are you thinking of a rehab project to keep for yourself or to sell?

Thanks for the news. If I may ask, what is the project in Lewes. We've been thinking that one window for us in that market would be a rehab.
